Tate's Smart Start Terms

Tate’s Smart Start is my way of helping clients buy smarter. As long as approval is received from your lender and my broker, I apply part of my earned commission as a credit at closing, calculated based on the cost of your first year of homeowner’s insurance. The following terms apply.

1. What the Credit Covers

The Smart Start credit is applied as a buyer closing cost credit at settlement, calculated based on the cost of your first-year homeowner’s insurance premium. The maximum amount is capped at 1% of the final sales price of your home. If multiple buyers are purchasing together, the cap remains 1% total (not 1% per buyer). The credit is not paid directly to an insurance company or any third party.

2. How the Credit Is Funded

The credit comes directly from my earned compensation at closing. It does not change the compensation due from either the buyer or the seller to Keller Williams Realty.

3. Eligibility Requirements

To qualify, you must be represented under an active, exclusive Buyer Representation Agreement with me. You must purchase a qualifying residential property in Texas (leases do not qualify). You must close on that purchase during the term of our Agreement. You must use a licensed insurance provider and present a valid premium quote or invoice prior to closing. The credit must be approved by both your lender and my broker, in line with Keller Williams Realty policies and applicable law.

4. Important Disclosures

Applying a credit at closing may affect your loan terms or your settlement statement. You are responsible for notifying your lender and providing any documentation they or the title company request.

5. No Guarantee

There is no guarantee that the credit will be approved. Approval must be obtained on a case-by-case basis. If either the lender or the brokerage declines approval, the credit cannot be issued. In that case, no further obligation exists under these terms.

6. Relationship to Buyer Agreement

These terms are intended to summarize Tate’s Smart Start for informational purposes. The signed Buyer Representation Addendum controls in the event of any conflict.
